Pinkard Completes $30M Affordable Apartment Complex

Lakewood-based Pinkard Construction has finished building the Krisana Apartments complex in southeast Denver. Developed in partnership with Kentro Group, Lexton McDermott and Lewis Himes Associates, the $30 million complex spans 162,000 square feet and consists of 151 units of deed-restricted, affordable housing.

The four-story building includes 21 studio, 71 one-bedroom and 59 two-bedroom apartments, available to residents earning up to 60% of the Area Median Income. This translates to an upper limit of $49,260 annual gross income for a single-person household, or up to $70,320 for a four-person household.

Amenities at Krisana Apartments feature Energy Star-rated appliances, central air conditioning, laundry facilities, a fitness center, a courtyard, a social room and secured bike storage. Funding assistance from the City and County of Denver through the New Building Electrification Pilot Program, part of the Energize Denver Electrification Program, has enabled the complex to be powered entirely by electricity.

The project’s wood framing was managed by Pinkard Frameworks, which provided detailed project assessments and on-site supervision. “Krisana was a huge success and proof of concept for Pinkard Frameworks,” said Framing Manager Dan Harris. “Thanks to our team’s proactive corrections in both the preconstruction and construction phases, based around hands-on collaboration with all overlapping trades, we were able to complete 120,000 square feet of framing in just three and a half months.”

Construction challenges included operating within a tight site with zero-lot lines, adapting to design changes, and working with Xcel Energy to resolve transformer issues.
