
Lakewood general contractor Pinkard Construction was joined by developers, residents and community members last week to break ground on the final phase of The Edge affordable apartments community in Loveland. The ceremony took place on-site and featured remarks from project and funding partners, including Loveland Mayor Pro-Tem Jon Mallo.
The Edge Phase III represents the culmination of the project, continuing the collaboration between the Loveland Housing Authority, OZ Architecture and Pinkard Construction. Expected to be finished in early 2026, the 52,170 square foot expansion will consist of three new 3-story buildings with 66 units, adding to the 139 apartments built in previous phases and bringing the total to 205 units.
The new units will offer a mix of studio, one-bedroom, and two-bedroom apartments aimed at households earning between 30% and 60% of the area median income.
Pinkard President Tony Burke said, “More than a decade after we started planning on Phase I, we are delighted to once again return to The Edge and finish what we started with two of our strongest longtime partners: Loveland Housing Authority and OZ Architecture.”
Phase I of The Edge, completed in 2016, included an 82,000 square foot facility with 70 affordable housing units for working families and survivors of the 2012 High Park Fire and September 2013 floods, as well as permanent supportive housing for homeless veterans. Phase II, completed in 2021, added another 69 affordable units across 80,000 square feet.
The campus, which features a clubhouse, urban gardens, a tot lot, walking trails and open space, provides immediate access to nearby business parks, retail and professional services. All three phases are designed to meet Enterprise Green Communities Criteria.
Project financing includes Low Income Housing Tax Credits along with municipal and private funding from sources like Wells Fargo, Colorado Housing and Finance Authority, Colorado Division of Housing, and Loveland Housing Development Corp.
