Jefferson County Sees Modest Residential Increases in 2025 Property Valuation

Assessors from eight metro-Denver counties have released the results of the 2025 biennial real property revaluation. Unlike the sharp increases reported in the 2023 reassessment, this year’s residential property values across the Denver metro area remained relatively flat, with some areas seeing slight declines. The new valuations are based on market activity from July 1, 2022, through June 30, 2024, and reflect property values as of June 30, 2024.

In contrast to the broader regional trend, Jefferson County recorded a modest median increase of 2% in residential property values.

Jefferson County Assessor Scot Kersgaard said “Few people will see the value of their property rise exactly 2%. Every area and every type of property has its own sales trends. Some will see their value up 10-15%, while many others will see no increase or even a small decrease. In fact, 64% of residential properties had declines or gains of less than 5%.”

Property owners will receive notices of valuation by May 1, 2025, and are encouraged to visit their Assessor’s website to review property characteristics and research local sales. If they believe the value is in error, an appeal can be filed from May 1 to June 9, 2025. Most Assessors in the area provide online appeal applications, and all accept written filings by mail or in person.

Certified property values are part of a three-part equation for determining property taxes, which also includes the assessment rate set by the state legislature and the tax rate set by local taxing authorities. Property owners will learn the amount of their property taxes due in 2026 once both the tax rate and assessment rate are finalized.
