
Pinkard Construction Co. reported that the final phase of The Edge Affordable Apartments in Loveland is proceeding on schedule and within budget. The Lakewood general contractor reported that two of the three buildings in the phase have reached or are nearing structural topping out.
Progress on the project is attributed to early coordination with OZ Architecture and detailed planning by Pinkard’s in-house framing division, Pinkard Frameworks, the company said. Insights from previous phases of the development informed the current construction approach, which included CAD-based reviews aimed at reducing waste and improving efficiency.
The team also worked to identify potential challenges early and improve wood framing techniques. Ongoing relationships with subcontractors from earlier phases have helped maintain construction quality and consistency.
Despite economic fluctuations and tariffs, Pinkard said it was able to keep pricing stable for over a year through early procurement strategies and close collaboration with trade partners.
Phase III will add 66 new affordable housing units to the Loveland community, bringing the total across all phases of The Edge development to 205. The first two phases were completed in 2016 and 2020. The project meets Enterprise Green Communities Criteria and is funded through a combination of Low Income Housing Tax Credits, municipal funding and private contributions from organizations including Wells Fargo and the Colorado Housing and Finance Authority.
