Pinkard Completes $8M Apartment Rehab

Pinkard Construction has finished the $8 million rehabilitation of Village on Main Apartments, formerly known as Village Place Apartments, located on Main Street in downtown Longmont. The project was undertaken in partnership with the Longmont Housing Authority, Rosemann & Associates and Artaic Group.

The renovation involved design charettes with residents to align the project with their programming needs. Lakewood-based Pinkard’s preconstruction efforts included assisting with tax credit funding, providing design assistance for solar electrical input, and integrating all owner wish list items into the existing budget.

Spanning 68,000 square feet and taking 10 months to complete, the scope of work encompassed comprehensive unit upgrades, enhancements to common areas and exteriors, replacement of boilers, through-wall air conditioners and electrical meters. The project also included the demolition of an abandoned solar hot water system to facilitate a new 165kw roof-mounted solar photovoltaic system.

Further upgrades included the replacement of finishes, plumbing fixtures, lighting, roof membranes, and adjustments to multiple units to comply with current UFAS Accessibility standards. The initiative met EGC sustainability standards, promoting a healthier environment for residents while updating fixtures to reduce energy and water consumption.

To minimize disruptions during the renovation of all 72 units, the work was conducted on a “rolling occupancy” basis, with 13 units updated at a time, necessitating the coordination of temporary resident relocations. Challenges included reducing water shutoff durations during the boiler installation and collaborating with the owner/design team to limit electrical outages related to system upgrades.
