EdgeCore Secures $1.5B for Data Centers

Sterling, VA – April 21, 2026 – EdgeCore Digital Infrastructure has announced the completion of two financial transactions totaling $1.5 billion. This financing will support the construction of two hyperscale data centers in Northern Virginia, named AS01 and AS02, which are fully leased to a single tenant.

Located in Sterling, Virginia, the data centers are designed to meet high-density requirements for artificial intelligence and cloud computing. Once fully operational, AS01 and AS02 will provide a combined capacity of 114 megawatts across 685,000 square feet of space. Initial occupancy for AS01 is expected in November 2026, followed by AS02 in July 2027.

Lee Kestler, CEO of EdgeCore, highlighted that the financing aligns with the company’s growth plans in Virginia and aims to support the rising demand for digital infrastructure tied to the AI sector. “EdgeCore’s community investment and controlled real estate development roadmap expands the economic benefits of digital infrastructure to Culpeper and Louisa County, Virginia,” he said.

The financing for AS01 includes a Green Loan component, structured to support sustainable construction and operations, with ING Capital LLC serving as the Green Loan Structuring Agent. Julie Brewer, EVP of Finance at EdgeCore, noted the significance of sustainability in their projects.

Partners Group, acting on behalf of its clients, assisted in the financing and emphasized the increasing demand for data center capacity in Virginia, which is recognized as one of the largest data center markets globally. Fentress Boyse, from Partners Group, stated, “EdgeCore has quickly built a strong presence in this particular market across multiple strategic locations.”

This $1.5 billion debt financing consisted of two limited-recourse senior secured term loans and was arranged by a consortium including Apterra Infrastructure Capital, Global Infrastructure Partners, and ING Capital LLC.
